Cost-effective and smartly designed, this Koratty house is an absolute winner

Shyjan and his family had clear ideas about the budget that they wished to allocate, even before the construction of their brand new house at Koratty in Thrissur, Kerala, had begun. Interestingly, the natural layout of the plot that lies a few feet below the road level hasn’t been altered.

The elevation features a sleek blend of slope, flat and curved roof. Meanwhile, the outer walls don the classic combination of white and grey colour theme. Designed in 2684 sqft, this modern abode has a sit out, formal and family living areas, dining space, patio, kitchen with work area and two bedrooms in the lower floor while the upper storey has a living space, fully equipped home theatre, two more bedrooms and a balcony too. The interiors exude the graceful elegance of minimalism as the family had decided not to spent exorbitant amounts to decorate the inner spaces.

The semi open spaces make the interiors look and feel roomy. The spaces are smartly separated using semi partitions that also act as design features. The entrance door opens to an elegantly furnished family living area. Meanwhile, the adjacent dining hall has a double height ceiling.

The main doors in both the floors are done exclusively in teak wood while the rest of the doors in the house are in imported wood with laminate finish. Vitrified tiles are used for flooring in the common areas. Granite has been paved on the floor in the sit out to enhance the classy look of the exteriors. Meanwhile, matte finished tiles are used in the kitchen.

The hand railings of the stairway are done in stainless steel. Interestingly, gypsum false ceiling has been avoided to keep a check on the expenses. Kitchen cupboards have ferro cement slabs with wooden doors.

There are two bedrooms each in both the floors. The simple bedrooms boast of all the required facilities. Attached bathrooms, in – built wardrobes and separate dressing spaces are the highlights of the bedrooms. The grand elegance of teak wood textures adds a special charm to the kitchen area. The counter top, meanwhile, has been paved with granite.

The construction of this spectacular abode, including the structure and furnishing, was completed on a moderate budget of Rs 53 lakh. Interestingly, the construction costs had been less than Rs 2000 per square feet. “I had done some amazing research and home work before the construction began. So, I was able to build a comfortable home with all the desired amenities, without exceeding the planned budget,” says the owner proudly.
