This Ottapalam house shows how to firmly stay on budget

Most people make sure that a detailed budget is prepared before beginning the construction of their dream dwelling. But, after completing the construction they often complain that the expenses have exceeded the initial budget. However, Anishad, a native of Palakkad, Kerala, has a different story to tell. The ex-army man has successfully built his brand new home at Palappuram, Ottapalam well within the estimated budget itself.

It was his determination and meticulous planning that helped Anishad achieve this incredible feat. The quaint house of 1000 sq ft has all the modern facilities and flaunts unique design elements. It was BP Saleem of the BeePee Designers based in Cheruthuruthy, Thrissur who designed this enchanting house.

Anishad’s two-storied house has been built by wisely planning the features in a relatively smaller plot. The house that stands in 6 cents plot has a sit-out, living and dining areas, kitchen with an adjacent work area and three bedrooms. The design of the contemporary style house projects the elegant charm of minimalism. Minimal decor makes the interiors look scintillating and spacious as well. The milky glass window in the front welcomes lots of pleasant sunshine into the house. The exteriors designed in the box style pattern, with flat roof, looks amazing. The rotating TV unit is an interesting feature in the living area.

Natural design elements have been included to reduce construction materials. It played a vital role in keeping a check on the expenses. The construction of this beautiful house was completed on a minimal budget of Rs 20 lakh. An additional amount of Rs 5 lakh was spent to dig the well and construct the car porch, boundary wall and the gate as well. The structure is built using locally sourced laterite stones. Unnecessary interior walls have been avoided to reduce the cost of construction. Besides, this helped the interiors look vast and spacious as well.

The interiors adorn the lighter shades of hues which make the spaces look pleasant. These lighter shades amazingly reflect the natural light that abundantly enters the house and illuminates the interiors. A wall in each bedroom has been highlighted using a darker shade of colour. The kitchen with an adjoining pantry counter is on the left side of the living and dining areas. The view of the sit-out is possible from the kitchen.

The meticulous selection of the construction materials played a major role in completing the construction within the estimated budget. Vitrified tiles are paved on the floor in the common areas. Meanwhile, tiles in matte finish are used on the bathroom floor. The wardrobes and the kitchen cabinets are made by attaching ACP sheet doors on ferro cement shelves. Granite is paved on the kitchen counter top.

The house has all the comfortable facilities required for a four-member family. Anishad’s active presence on the site during the initial stages of the construction and the lesser area of the house contributed in completing the construction well within the budget itself. Designer BP Saleem notes that his client’s cooperation and incredible attitude too had a vital role in limiting the budget at Rs 25 lakhs, including the amount spent for constructing the boundary wall and the gate.
