A cost-effective house in Kodungallur that is space efficient

Thejus Mohandas is thrilled to share his experiences of building his brand new cost effective house at Kodungallur in Kerala. The family wanted a simple house with all the required amenities in their 11 cents plot. Designed in 1800 sqft, this elegant abode has a sit out, living and dining areas, kitchen with a work area and three bedrooms. The house features a flat box design to suit the layout of the rectangular plot. Though the exteriors do not show off any over the top design features, it is elegant and compact. The front yard has been retained as it is without paving the interlocking bricks.

A small pergola is the highlight of the sit-out. The flooring, meanwhile, is done in white vitrified tiles. A custom made ‘L’ shaped couch is what adorns the formal living area.

The dining table has bench on one side. Interestingly, this beautiful dining table set has been made in exquisite teak wood. A crockery shelf made by doing aluminum fabrication on GI frame completes the dining area. The stairway, meanwhile, is just behind the dining table. The wall here is enhanced with stunning jali works and has been turned into a photo wall. The wash area is arranged beneath the stairway to save space. In a smart move to make the house more space efficient, storage spaces have been arranged below the wash basin. Synthetic turf is paved on the floor here.

The bedrooms are simple yet beautifully furnished. The bath attached bedrooms have in – built wardrobes for storage as well. Full length windows bring lots of natural sunshine and air into the rooms. Elegant curtain fittings, in lighter shades of hues, give a pleasant feel and look to the interiors.

The modular kitchen has all the modern facilities. The cupboards, meanwhile, are furnished in plywood with PU paint finish. The counter has been paved with granite. A small courtyard is contoured outside the work area as well.

The hand railings are made using stainless steel. The open terrace has been built flat in case the family decides to build an additional floor in the future.

The construction of this fabulous dwelling, including structure and furnishing, was completed on a moderate budget of Rs 30 lakh. It is quite impressive as building a house of 1800 sqft would cost at least Rs 36 lakh, considering the current construction rates and amount of the building materials.
