Finding the right plot is one of the major challenges faced by those who wish to build a house. Even a small plot of land costs a bomb in urban areas; so, most people try to design a house with adequate facilities in the available space. Jalaja decided to pull down her old house that stood in 2.25 cents at Chandanathope in Kollam, Kerala as time had begun taking a toll on the structure.

Most designers were reluctant to take up the project claiming it wasn’t possible to built a structure in such a small plot. Finally, it was noted architects Arun and Ramiz who took up the challenge to design a compact yet beautiful house with all the necessary facilities in this plot.

The small family comprising Jalaja and her two sons had limited needs. So, the spaces have been smartly planned to accommodate their demands. Designed in 1150 sqft, this cosy abode has a formal living area, small dining space, courtyard, kitchen with a work area and a bedroom on the ground floor. Meanwhile, there are two bedrooms, a bathroom and a balcony upstairs. Instead of a standard sit-out, a car porch with polycarbonate sheet roof has been added. Besides, a car and a bike could be easily parked in the small front yard.

Interestingly, this house doesn’t have a typical dining table as multi-seater dining table may not be feasible in a small space like this. So, an in-built dining counter is built close to the courtyard with an adjacent wash area too.

Ensuring good lighting and ventilating in smaller spaces is quite challenging. So, a circular skylight is made on the double-height ceiling in the hall to let in natural sunlight.

The construction and furnishing of this budget-friendly house were completed on an affordable budget of Rs 25 lakh.

Among the various factors that helped in keeping a tab on the expenses, managing the space efficiently by reducing the area in square feet played a significant role. Instead of premium timber, moderately priced timber has been used for furnishing. Unnecessary furniture pieces have been avoided to make the interiors look spacious. Moreover, the construction was swiftly completed without any delays.
