GCDA to build twin tower residential cum commercial complex on prime plot at Kadavanthra

Targeting middle-class buyers, the Greater Cochin Development Authority (GCDA) plans to develop a commercial and residential complex at Kadavanthra. The authority has notified an Expression of Interest for the project.
The scheme aims to utilise 88 cents of land owned by GCDA for the construction of a multi-storied building consisting of commercial/office and residential units, including staff quarters for the employees. The commercial and residential complex project proposed by GCDA is a comprehensive initiative that seeks to address various challenges including the need for better staff quarters, optimal land utilisation, revenue generation and improved living conditions.
"We are launching an affordable housing scheme after a gap. We plan a tie-up with the National building corporation. Our focus will be on attracting potential buyers from middle-class segment and IT professionals at infopark. It will be built as a twin tower," said K Chandran Pillai, chairman, GCDA. The proposed site now contains 16 GCDA staff quarter units in 4 blocks and twenty shop rooms in a two-storey commercial complex building.
Kadavanthra, a prominent residential and commercial hub in Kochi, offers a strategic location and strong potential for future development. Its strategic positioning, excellent infrastructure, and proximity to key amenities make it a desirable destination for residents and businesses. The plot size allows for the development of a substantial multi-storied complex with ample space for various facilities, according to the project document.
GCDA authorities said that the plot is ideal for a housing project, given the connectivity potential. Kadavanthra benefits from its proximity to major roads and highways, ensuring seamless connectivity to other parts of the city. Additionally, the presence of the railway station, KSRTC bus stand and Kochi Metro station further enhances accessibility and reduces travel time. The site offers excellent connectivity to major transport routes, enhancing the project's viability by attracting both commercial and residential demand, the document notes.
The existing staff quarters occupied by GCDA staff, spread over six plots, were built around 45 years back are now in dilapidated condition. The project aims to utilise the existing land effectively by consolidating staff quarters in various plots and freeing up other plots for future projects.
