Design keeps construction of this dream home within budget

Mahin Yusaf and his family are incredibly elated to talk about their brand new house at Oravakuzhi near Muvattupuzha, Kerala. The house stands on a 6 cents plot which lies below the road level. The family wanted their dream dwelling to be amazingly beautiful and with all the modern facilities, that too, without burning a hole in the pocket. The unique design of the house does justice to their wishes and aspirations.

This house is beautiful and immaculate. The roof done in double height on one side and the flat roof on the other add a mesmerizing charm to the exteriors of this house. The pillars in the sit-out are highlighted using natural stone claddings.

The interiors are designed in semi-open style to overcome space crunch. A car porch, sit-out, formal and family living areas, upper living space, kitchen and three bedrooms are arranged in this scintillating house which has an area of 1894 sq ft. Vitrified tiles are paved on the floor.

The partially installed gypsum false ceiling with stylish LED light fitting adds an elegant charm to the main hall. The TV unit also acts as a partition here. The design of the stairway is wisely executed by amazingly utilizing the spaces. Storage space is arranged beneath the stairway. The handrails are done in teak wood and toughened glass.

The elegance of minimalism is evident in the interiors as spaces aren’t overcrowded with décor and furniture. The bedrooms are bath-attached and have wardrobe facilities. The bedroom on the upper storey opens to a beautiful balcony from where the beautiful view of the surroundings could be enjoyed.

The cupboards in the L-shaped pantry kitchen are done in marine plywood and laminate finish. Granite is paved on the counter top. A breakfast counter completes the kitchen which has all the modern facilities.

The construction of this house, including the furnishing, was completed on a reasonable budget of Rs 30 lakh. The plot lay about one and a half ft below the level of the road. So, a considerable amount of money was spent to raise and level the plot using mud. Besides, the foundation of the house has been built using hard rocks.

Among the various factors which contributed to keeping a tab on the expenses, purchasing the construction materials from wholesalers played a vital role. The owner was able to save a fair amount of money through this. The use of timber in furnishing is limited. Readymade doors are purchased and installed in the interiors. PU paint finish is applied on all the doors and windows in this house. The construction was completed in just 10 months.
