Among the many factors which helped keep a check on the expenses, opting for a flat roof instead of sloped roof played a major role.

Binoy, is thrilled to share his experiences of building his dream abode at his home town in Manjeri, Malappuram, without burning a hole in his pocket. He works in a private firm and wanted a beautiful house with all the facilities required for a three member family. They were also particular that the house should be designed in a way which makes maintenance easier. Binoy had fixed a budget of Rs 30 lakh and was determined to complete the construction within that reasonable amount.

The house, which stands on a 10 cents narrow plot, features a flat roof instead of a sloped one to ensure better space management. The front yard isn’t paved with interlocking bricks but with baby mettle.

This amazing house, in 2100 sq ft, has a sit-out, living-cum-dining area, kitchen with an adjacent work area, and two bedrooms each in both the floors and an upper living area as well.

The entrance door opens to a spacious living-cum-dining hall. This space is designed in the open theme and makes the interiors look vast and spacious. A wall has been highlighted here using paneling, where a TV unit could be arranged.

The pristine white hue dons the interiors and is perfectly complemented by the white vitrified tiles that are paved on the floor. Furniture like dining table and cots are bought readymade which helped reduce the cost. Lots of natural sunshine enter the house through the windows, illuminating the spaces. Instead of blinds, regular cloth curtains are used on the windows.

The handrails of the stairway are made using GI pipes. The wash area is arranged beside the stairway. There is a bedroom here and the pooja space is built on its outer wall in concealed style.

All the bedrooms are bath attached. The head board walls are highlighted using pleasant shades of colors. The kitchen cupboards and the wardrobes in the bedrooms are made by fixing hylam sheets on aluminum panels. There is no need to apply paint over these sheets. Granite is paved on the kitchen counter top.

Binoy says that the construction of the house including the structure and furnishing was completed on a budget of Rs 29 lakhs. As the family had to celebrate the house warming ceremony pretty quickly, the car porch isn’t built yet. However, Binoy says that a car porch would be soon built by installing a polycarbonate sheet.

Among the many factors which helped keep a check on the expenses, opting for a flat roof instead of sloped one played a major role. The expenses for purchasing shingles or roofing tiles that would have required to be paved on a sloped roof were thus saved. The interiors are painted in white color which helped saved money and makes the house looks spacious as well. False ceiling is installed only in the living area. Light points are directly installed in the rest of the house. Cupboards and wardrobes are done in aluminum fabrication which is cost effective.
