Budget-friendly house that stands elegant on a small plot

Rafeeq is quite excited to talk about his experience of building a cost-effective two-storied house, which has all the necessary facilities, at his hometown in Cheriyamundam, Malappuram, Kerala. He says that with Rs 25 lakhs at hand, the family wanted their dream abode to be a perfect dwelling in a 6 cents plot.

There is a sit-out, living and dining areas, kitchen with an adjacent work area, upper living space and four bedrooms in this beautiful house which has an area of 1600 sq ft. The exteriors feature the chic look of the contemporary architecture style. The family didn’t prefer having over the top design gimmicks on the elevation and this helped save money. However, the cladding with the paint finish which looks like wooden finish adds an amazing contrast on the elevation. Meanwhile, a show wall in double height lets in lots of natural sun shine into the house.

Unnecessary partitions are avoided to make the interiors more open and spacious. Vitrified tiles are paved on the floor. The stairway is designed amazingly, making sure that it doesn’t take up too much space. GI pipes are used on the handrails. The arrangement of the wash area beneath the stairway shows the meticulous design of spaces in the interiors.

There are two bedrooms each in both the floors, which are bath-attached. Besides, there is a common, separate bathroom as well. The kitchen cupboards are done in aluminum fabrication. Meanwhile, the kitchen counter top has been paved with granite.

Windows that are larger than the regular ones are installed on the walls. These windows ensure great cross ventilation and natural lighting. The construction of the house, including the structure and furnishing, was completed on a reasonable budget of Rs 23 lakh.

Among the many factors which helped keep a check on the expenses, limiting the use of timber played a vital role. Car porch isn’t built as part of the structure. Aluminum fabrication and hylum sheets are used on the kitchen cabinets. Using readymade doors inside the house saved significant amount of money. The window panes and the handrails of the stairway are all done in GI pipes. The false ceiling is limited only to the common area. Light points are directly installed in the rest of the house.
