The corona virus pandemic has created severe financial crises all over the world. Several expatriates, who lost their jobs, are returning in the hope to begin a business venture in their hometown. However, a lot of barriers, which includes high building rent, await them here. This 3-in-1 house in Manjeri, Kerala, is an excellent model for Keralites who wish to invest wisely. It indeed is an amazing idea that may bring in some decent revenue as well.

Architect Shafeeq of the VM Designs built this three-storey building in just 6 cents, to be used as his home-cum-office. The ground floor is designed as a commercial space that could be rented out. Shafeek runs his office in the first floor. Meanwhile, a beautiful and comfortable house is designed on the second floor. A small space has been arranged in the third storey to accommodate the guests. Designed in 2000 sq ft each, all the floors have balconies that face the road.

Shafeeq’s ancestral house is just opposite this building. The designer says he had purchased this plot some time ago and moved into the second floor as soon as the construction of the building was over. He also shifted his office, which was functioning in another rented space, into his own building. Now, Shafeeq is able to save the money that he used to pay for rent. Moreover, many are approaching to rent the ground floor of the building that stands in one of the prime spots in the main road in Manjeri. This would bring in some extra revenue for Shafeeq and his family.

The builder needs to secure different sanctions and approvals for a house, office space and a commercial space. Shafeeq built this building by meeting all the requirements like the parking space and efficient waste management facilities.

The building that stands on a plot that is just 9 meters wide features stylish box designs. Both the interiors and the exterior walls don the serene charm of white hue. A roofing of stainless steel sheet is installed above the top floor. This sheet is insulated to reduce the heat inside the building.

A space has been reserved to install the elevator. Besides, there is an incinerator in the upper storey for effective waste disposal. A rainwater harvesting facility too has been arranged in this building.

The entrance door of the house in the second floor opens to a spacious hall. Formal and family living spaces, dining area, three bedrooms, kitchen and library are arranged in this floor.

Two bedrooms are bath attached. Besides, there is a common bathroom as well. Vitrified tiles are paved on the floor. Meanwhile, the furnishing in the house is done in plywood and mica finish. The kitchen cupboards are done in multi wood finish.

Shafeeq says he is receiving enquiries about the feasibility of constructing such 3-in-1 buildings. He is able to show his own house as the perfect model to his clients. Interestingly, he has already secured 3 contracts to build such home-cum-commercial spaces in Malappuram, Thirurangadi and Erattupetta. The designer says he is able to save around Rs 20,000 per month ever since he shifted his office into the new building. Moreover, he would earn income by renting out the ground floor as a commercial space. The smart and space efficient model is worth emulating while constructing homes or buildings in cities on smaller plots.
