Balu’s brand new house at Appanchira near Kaduthuruthy in Kottayam district in Kerala, is turning heads for its smart designing by effectively utilizing the space. However, it was quite challenging building such a comfortable house on the 6 cents plot that had a unique layout. The plot was below the road level and had a slope too. Moreover, the family was determined to complete the construction on a fixed budget, without burning a hole in the pocket. To the family’s dismay, a handful of engineers and architects had backed out after seeing the plot. Finally, it was designer Binu Mohan who took up the challenge to build an amazing abode on this plot.
The plot was raised before the construction of the house began. The foundation has been built in the pillar – column – beam method. The road in front of the house isn’t a main road and is small too. Hence, it is not possible to grab a full view of the house. So, the exteriors aren’t embellished with expensive designer works or attractive features. The elevation features a flat roof that perfectly fits the structure that is built on a smaller plot.
Designed in 1213 sqft, this house has a sit-out, living and dining areas, kitchen with a work area, three bedrooms, an attached bathroom and a common bathroom. A stairway that leads to the open terrace too has been arranged here. An additional floor could be easily built, if required, in the future.
The entrance door opens to the elegantly furnished formal living area. A TV wall has been highlighted here using attractive art painting. Granite has been paved on the sit out floor. Meanwhile, digital vitrified tiles in 4 x 2 inches have been used for flooring in the rest of the house. The readymade furniture pieces perfectly match the general theme of the house.
The dining area has been arranged beneath the stairway, making the interiors space efficient. A wash area and a common bathroom too have been arranged here.
The kitchen cabinets are done in multi wood. Meanwhile, the counter top has been paved with granite. An adjacent work area completes the kitchen space.
The bedrooms are simple yet elegant. Only the master bedroom has an attached bathroom.
The construction of this beautiful house, including the structure and furnishing, was completed on a reasonable budget of Rs 22.5 lakhs. This includes the expenses of raising the plot by dumping soil and building the compound wall too. Even though the construction works got delay due to the lockdown, the family is happy that it was completed within 7 months and they could move into their dream dwelling.
