Budget-friendly house an architect gifted to his elder brother in Kayamkulam

In modern times when construction costs are skyrocketing, it is quite challenging for the common man to build his dream abode without burning a hole in his pocket. However, here, architect Vivin took up the challenge to design a fabulous house for his elder brother without exceeding the estimated budget. The house designed in 1400 sqft stands in an 8.5-cent rectangular plot in Kayamkulam, Kerala. Interestingly, the construction of the house could be completed on an affordable budget of Rs 25 lakh. Moreover, it is incredible that it cost just Rs 1700 per square foot as construction charges when the actual costs could have gone up to Rs 2500 – 3000 per square foot.

The owners of the housework as teachers in Punjab. They would be staying in the house only once in a year during the holidays. So, they wanted a minimal house to make maintenance easy. Vivin made sure to design a splendid house by meeting all the requirements of his brother’s family.

The elevation of the house stands out for its eye-catching design elements. Interestingly, the elevation dons unique looks from three sides. The truss roof is paved with tiles in multiple layers and the wall highlighted with exposed brick jali grants a beautiful charm to the structure. The boundary wall in the front has been built by installing mesh on square tubes and then filling them with mettle. Besides, the sliding gate allows more space in the front. Designed in 1400 sqft, this amazing abode has a car porch, sit-out, living and dining areas, kitchen and three bedrooms with bathrooms on the ground floor. Meanwhile, the upper floor has a multi-utility space, a balcony, and an open terrace.

The car porch has been designed using GI tubes to ensure privacy. Meanwhile, the quaint wall of the sit-out is cement-plastered to give a sturdy look.

The entrance door which is crafted in exquisite teak wood opens to a spacious hall. Interestingly, the living area is arranged a few feet below the floor level, on the right side of the entrance area. An entire wall in the living area is covered in toughened glass panel to bring in natural light abundantly. Meanwhile, the TV unit is installed on the wall highlighted with cement texture.

The pond/aquarium in the centre of the double-height hall is a spectacular feature that instantly grab attention. It has been covered using a sheet of toughened glass of 12 mm thickness. You could even walk on this glass cover, enjoying the colourful fish in the aquarium below.

The dining area and the kitchen are designed in an open theme. The dining table is designed as a semi–circle to save space. Besides, the compact kitchen with lots of storage space is right beside the dining area.

The spiral staircase is a highlight here. Wooden planks have been paved on a steel frame to build this designer staircase. Meanwhile, using coir as a designer element on the hand railings is a splendid idea. This makes the staircase exude cheerful bohemian vibes.

The area right above the master bedroom, on the upper floor, has been turned into a party space. This spot becomes lively when the family throws parties for their friends and relatives when they are home for the holidays. Interestingly, this area could be converted into a bedroom whenever required. The family is delighted that their brand-new house not only impresses architecturally but stands as a wonderful symbol of brotherly affection too.
