Affordable budget, perfect design; architectural model a small family can emulate

Sulfikkar wanted a cosy house in his hometown in Malappuram, Kerala, without burning a hole in his pocket. The family had plans to add extensions to the house, in the future, as and when they have the money.
Tile paved GI truss roof in two layers adds height, while granting a chic look to the elevation. Meanwhile, some part of the elevation features flat roof, leaving a provision to build an additional floor, if required.

The house, designed in 980 sqft, has minimal space in order keep a tab on the expenses during construction. Meanwhile, these open-themed spaces look and feel vaster. There is a living area, dining space, kitchen and two bath-attached bedrooms in this house. A quaint living area is arranged on the upper floor. Rooms could be added here, when the family grows in the future.
There isn’t too many furniture in the interiors. The ready-made pieces are simple and suit the minimal theme of the house. Teak has been used for furnishing as good quality teak wood is available locally for affordable price. The kitchen cabinets are done in multi-wood with mica finish.

The construction of this house, including the structure and furnishing, was completed on an extremely affordable budget of Rs 17 lakh. The structure was built for Rs 14 lakh while Rs 3 lakh was spent for furnishing.
Among the many factors that helped prevent an overshooting of budget, reducing the area in square feet played a pivotal role. Meanwhile, locally available materials have been mostly used for construction. Moreover, furnishing materials were purchased for reasonable price without compromising on the quality.
Some people may compromise on the quality of the building materials when they try to purchase them on low price. However, this would only double the expenses later. Architect Zakkaria who designed this house says that they were able to hold the budget by purchasing cheaper products of good brands as well as using alternate building materials.
