Rijo and Betsy’s brand new house at Nileshwaram in Kasaragod, Kerala is a cost-effective and eco-friendly abode with all modern amenities. The construction and furnishing of this 2150 sqft house could be completed on an affordable budget of Rs 36 lakh. However, the house boasts amazing facilities that look luxurious compared to this budget.
The front side of the house has a flat roof while GI truss roof has been installed on the backside. The compact yet beautiful house has a sit-out, living and dining areas, courtyards, kitchen with an adjacent work area and a bedroom on the ground floor. Meanwhile, there are two bedrooms and a balcony upstairs.

The courtyard with double-height ceiling and a charming water body are the highlights of the interiors. The polycarbonate glass paved ceiling lets in sunlight, illuminating the spaces with golden sunshine.
Besides, there is one more courtyard with an open roof in the house. Indoor plants add a hint of greenery here. Meanwhile, the ceiling is secured with a grille for safety. The hot air from inside gets pushed out through this open ceiling, keeping the interiors cool and pleasant.

The laterite walls and the laterite finish jali works exude a rustic charm. Elegantly furnished common areas make the interiors look incredibly spacious. Meanwhile, the double-height spaces, courtyard, water body and huge windows ensure a cosy and pleasant atmosphere inside the house.

Among the many factors that helped keep a check on the budget, using laterite stones for constructing the structure played a pivotal role. Besides, the outer walls aren’t concrete-proofed saving the plastering and painting expenses. The interiors have been smartly designed to make the house space efficient by reducing the area in square feet.

Good quality tiles that are moderately priced at Rs 40 per square foot have been used for flooring. Instead of premium timber, steel and glass are used for the doors and windows. Moreover, concrete is sparsely used, significantly reducing the expenses. Alternative materials that are affordable and eco-friendly like the bamboo sunshades have been used here.
