Tenders invited for 10-storey landmark IT tower in Technopark under QUAD at ₹380 cr

Thiruvananthapuram: Technopark has invited tender bids for a new IT tower under its QUAD project, part of the Phase IV expansion of the IT park. The building will have a total of 10 floors and two basements, and will stand 43.6 metres tall.
The estimated cost of the project is ₹380 crore, and it is expected to be completed within three years, according to the tender document seen by Onmanorama.
The proposed building will have a total built-up area of 83,675.50 square metres. The basement will accommodate parking facilities for 465 cars and 348 two-wheelers.
The building is designed to be self-sufficient, with energy-efficient features such as natural lighting, water conservation, and recycling plants. It will include essential facilities like transformers, DG backups, an integrated building management system, water supply, firefighting systems, and a sewage treatment plant. High-side air-conditioning will be provided up to the tenant areas.
The IT tower will also feature two entry points and a striking vertical atrium at its core, allowing ample natural light and visual connectivity across floors. Designed for efficiency and user convenience, the building includes three decentralised service cores housing lifts, staircases, HVAC systems, electrical rooms, and restrooms, ensuring reduced walking distances and streamlined services.
The layout supports both open office spaces and parking, with a cafeteria planned on the top floor. The building’s facade will combine balconies and wooden and aluminium louvres, aiming to make it a landmark structure within the Technopark campus.
