Dubai Municipality is developing an artificial intelligence system that can review architectural designs and engineering plans in real time, in a bid to end weeks of waiting for building permits.
The civic body is developing an AI-powered platform that will assess submitted plans against the city’s building codes and technical standards. If the designs meet all requirements, the system will be capable of issuing approvals within seconds.
The instant permit system will initially focus on private and investment villas. It will assess designs against the comprehensive Dubai Building Code, checking aspects such as spatial planning, structural safety and key utility layouts, including electricity, water and air-conditioning systems.
The system will also cross-check the submitted documents to ensure they are complete, consistent and compliant with regulations.
Design flaws to be flagged instantly
The system could also help developers and architects identify design errors before formally submitting their applications.
If it detects missing information or non-compliance with local regulations, applicants will receive instant alerts, allowing them to make corrections before submitting their plans. The move is expected to reduce the time spent on revisions and repeated applications.
By automating routine compliance checks, Dubai Municipality also hopes to allow human inspectors and engineers to focus on more complex projects that require specialised assessment.
Three-phase rollout
The smart initiative is scheduled for full implementation within 26 weeks and will be introduced in three phases.
After the initial development and internal testing, Dubai Municipality will launch a pilot programme involving selected engineering consultancies. Once the pilot is completed, the system will be rolled out across engineering consultancies in Dubai for private and investment villa applications.
