Thrikkakara house in 3.2 cents features simple designs and amazing facilities

Nikhil and Parvathy are thrilled as they share how they managed to build a spacious house in just 3 cents in Thrikkakara, Kochi where land costs a bomb. Hailing from Vadakara, the couple decided to settle in Kochi as they work here. They confess that purchasing the small plot of land itself had caused a huge dent in their pocket. So, they were determined to limit the budget for construction to Rs 32 lakh.

As roads run on both sides of the plot, a legal setback had to be left before the structure was built. This further reduced the space for actual construction. Besides, as this is a corner plot surrounded by huge buildings, the owners didn’t bother much about the looks of the exteriors.

The elevation features the contemporary flat box style which rightly suits the smaller plot. A screen made of GI pipes is not just a designer element but ensures privacy in the balcony too.

Designed in 1546 sqft, this well-designed abode has a sit-out, living and dining areas, a courtyard, a kitchen with an adjacent work area and a bedroom on the ground floor. Meanwhile, the upper floor has two more bedrooms and a balcony.

The interiors are simple and elegant. Besides granting a unique charm to the interior spaces, the rustic theme helped in reducing the furnishing expenses. The exposed brick walls are the highlight of the interiors. The ceiling too features an exposed cement finish to match the general theme.

The boundary wall on one side has been raised with the permission of the neighbour in order to turn it into a courtyard. GI grill and glass has been paved on the ceiling here. Meanwhile, the terracotta jali on the side completes the fabulous ambience.

The uneven layout of the plot has been turned into an advantage here. The interiors are designed in multiple levels, making the house incredibly space efficient. For instance, the open terrace is built at the landing of the staircase.

The staircase is compact and hence doesn’t take too much space. A multi-purpose area has been arranged on the upper floor which could be used as office or study areas.

It is easy to maintain a quaint kitchen. The cabinets are done in plywood with a laminate finish. Meanwhile, the countertop has been paved with quartz.

The bedrooms are simple and have all the facilities. The owners wanted the bedrooms to be spacious without feeling congested in the smaller plot.

The family is glad that the construction, including the structure and the furnishing, was completed on an affordable budget of Rs 35 lakh.
